Establishing your motivation and search criteria ahead of time generally ensures a more enjoyable search and buying process. Here are some good questions to start with:
What area do you want to live in and why?
How many square feet do you want in a house?
How many bedrooms & bathrooms?
What is your target move date?
What are your long-term real estate goals?

Let’s clarify your purchasing power before home shopping. Having a lender or mortgage broker who can answer questions on the fly is critical when searching and writing offers in a competitive market.
A conversation with a lender or mortgage broker doesn’t cost anything and provides clear direction to start.
How much are you comfortable spending monthly?
How much do you have for a down payment and closing costs?

After each property, discuss how the features match your list.

I will facilitate cross-communication between you, your lender, and the listing agent to obtain proper timing and offer info.

Write A Winning Offer

After your offer is accepted, the property will be marked as “pending” online. This allows you the exclusive right to purchase. Here’s what happens next:
Deposit your earnest money in escrow at the Title Company.
We’ll review the disclosures from the seller for more information about the property.
We’ll perform inspections to better understand the condition of the property.
There is no such thing as a pass or fail inspection. I am here to help you identify priority repair items and how much the will cost to fix.
Negotiate Repairs

When negotiating repairs, we’re usually focused on health and safety concerns and any items that are not operating as they should. We typically negotiate with the sellers in these three ways:
Ask the seller to hire contractors to make specific repairs before closing on the property.
Request the seller to credit money towards your closing costs.
Ask for a price reduction.
Appraise The Home

The appraisal process comes after your inspection. Financing is usually contingent on a satisfactory appraisal. Generally, seven business days are needed to complete and submit the appraisal report.
Closing & Keys!!
Once the loan has final approval, you’ll receive the final closing statement for review.

The Title Company will schedule you to sign all loan and title documents 1 - 3 days business days before the closing date.
We’ll meet at your new home on the day of closing so that you can receive the keys!
